About BILDIOO
BILDIOO is an online construction marketplace operated by BILDIOO, incorporated under the Companies Act 2013 and based in Ahmedabad, Gujarat, India.
BILDIOO connects homeowners who own plots in the Ahmedabad-Gandhinagar corridor with verified local contractors. Homeowners post their project, receive competitive bids from verified contractors, compare them side by side, and choose the contractor that best fits their need and budget.
BILDIOO is a matching and visibility platform. We show you verified contractors. You compare them. You decide. We are not a construction company, not a contractor, not a payment processor, and not responsible for the outcome of any build. The agreement and the contract are always between the homeowner and the contractor directly.
2. ACCEPTANCE
Acceptance of Terms
By accessing bildioo.in, creating an account, or using any BILDIOO service, you confirm that:
- You have read and agree to these Terms in full
- You are at least 18 years old and legally competent to enter a contract under the Indian Contract Act 1872
- If acting on behalf of a business, you have authority to bind that entity to these Terms
- You consent to the collection and use of your data as described in our Privacy Policy
If you do not agree to any part of these Terms, please do not use BILDIOO.
3. DEFINITIONS

4. PLATFORM
What BILDIOO Does
- Project posting — Homeowners submit a structured project brief describing their plot, location, and budget
- Contractor verification — BILDIOO verifies contractors before they can bid on any project
- Bid broadcasting — BILDIOO shares the Project Brief with verified contractors in the relevant zone
- Bid comparison — Homeowners see all bids side by side with contractor profiles and track records
- Choice — Homeowners select the contractor that fits their need and budget
- Free site visit — BILDIOO arranges an introductory site visit for homeowners who request one
5. SCOPE
What BILDIOO Does Not Do
BILDIOO does not:
- Process, hold, or manage payments between homeowners and contractors
- Supervise or inspect construction at any stage
- Enforce material specifications — what materials are used is agreed directly between the homeowner and contractor
- Issue construction completion certificates or milestone approvals
- Guarantee the quality, timeline, or outcome of any construction project
- Act as a party to any contract between a homeowner and a contractor
- Provide legal, structural advice
- Employ any contractor listed on the platform
BILDIOO currently operates only in Ahmedabad and Gandhinagar. The platform is for standalone residential builds on plots you own. Apartments, commercial projects, and renovation work are outside our current scope.
6. REGISTRATION
Registration & Accounts
HOMEOWNERS
Any individual or entity who legally owns a residential plot in the Ahmedabad-Gandhinagar corridor may register. Registration is free. By submitting a Project Brief, you confirm you are the legal owner of the plot described.
CONTRACTORS
To join BILDIOO and bid on projects, contractors must complete our verification process:
- Valid identity and business documents (PAN, GST registration, trade licence)
- Minimum five verifiable completed project references in Gujarat
- Completion of BILDIOO's background check
- Agreement to BILDIOO's Contractor Code of Conduct
YOUR RESPONSIBILITIES
- Keep your account credentials confidential
- Ensure all information you provide is accurate and current
- Notify BILDIOO at bildioo.official@gmail.com immediately if you suspect unauthorised account access
7. HOMEOWNERS
Posting a Project
To post a project on BILDIOO, homeowners complete a structured project brief covering project type, plot dimensions, location, and approximate budget. Submitting a Project Brief is free. BILDIOO does not charge homeowners for any service.
By submitting your brief you confirm that the information is accurate to the best of your knowledge. Inaccurate information may result in bids that do not reflect your actual project requirements.
8. BIDS
Receiving Bids
Once your Project Brief is live, BILDIOO broadcasts it to verified contractors in your zone. Interested contractors submit competitive bids within 48 hours.
- Each bid includes the contractor's proposed cost, timeline, and any specific notes
- You view all bids side by side with each contractor's verified profile and track record
- BILDIOO does not rank or recommend any particular contractor — the comparison is neutral
- The number of bids received depends on contractor availability and is not guaranteed
In a market where most homeowners rely on a single reference, BILDIOO gives you multiple verified options to compare. The choice is always yours.
9. CHOOSING
Choosing a Contractor
- You are under no obligation to accept any bid you receive
- BILDIOO does not participate in price negotiations between you and a contractor
- Any agreement, payment arrangement, or contract you form with a contractor is directly between you and that contractor — BILDIOO is not a party
- We strongly recommend that you and your chosen contractor agree everything in writing before any money changes hands
BILDIOO does not process or supervise payments. What you pay, when you pay, and how you pay your contractor is entirely your decision. Please exercise appropriate caution with advance payments and insist on a written agreement.
10. SITE VISIT
Free Site Visit
BILDIOO offers homeowners a free introductory site visit. A BILDIOO representative visits your plot to help you understand the scope of your project, discuss general cost ranges, and answer initial questions.
- The site visit is a complimentary service — not a formal valuation or structural survey
- Advice given during a site visit is general in nature and does not constitute professional architectural, engineering, or legal advice
- Availability is subject to scheduling and location coverage within our service zones
11. CONTRACTORS
Joining BILDIOO as a Contractor
Contractor registration is currently free. There are no subscription fees or upfront charges during our launch phase. Registered contractors must:
- Maintain accurate and up-to-date profile information
- Notify BILDIOO promptly if their documents, GST status, or business details change
- Only submit bids for projects they have genuine capacity to complete
- Treat homeowners professionally at all times
12. BIDDING
Submitting Bids
- All bids submitted on BILDIOO must be genuine offers the contractor intends to honour
- Bids must be based on the actual Project Brief and reflect what the contractor genuinely intends to deliver
- Contractors must not submit bids they cannot fulfil or have no intention of honouring
- If a homeowner accepts a bid and the contractor refuses to proceed without valid reason, BILDIOO may record this against the contractor's profile
- BILDIOO does not guarantee that any submitted bid will be accepted
13. CONDUCT
Contractor Conduct & Accountability
DEMERIT SYSTEM
Contractors may receive a demerit on their profile for submitting bids with no genuine intention to fulfil them, providing false information, unprofessional conduct toward homeowners, or circumventing the platform after connecting with a homeowner through BILDIOO.
BLACKLISTING
Contractors who engage in serious misconduct, repeated violations, or fraudulent behaviour may be permanently removed from BILDIOO. Reinstatement after blacklisting is at BILDIOO's sole discretion.
APPEALS
A contractor who believes a demerit or blacklisting decision is incorrect may write to bildioo.official@gmail.com within 14 days with supporting evidence.
14. LEGAL
Non-Circumvention
Homeowners and contractors agree not to intentionally arrange a direct project with a party they first encountered through BILDIOO with the purpose of avoiding the commission. This clause does not restrict parties from working together after BILDIOO's commission on the relevant project has been paid. Breach of this clause by a contractor will be treated as grounds for immediate blacklisting.
15. RULES
Prohibited Uses
You may not use BILDIOO to:
- Submit false, misleading, or fabricated project information or bids
- Harass, threaten, or abuse any user, contractor, or BILDIOO representative
- Attempt to gain unauthorised access to any user's account or data
- Scrape, copy, or reproduce any part of the platform without written permission
- Use the platform for any purpose other than genuine residential construction projects in the Ahmedabad-Gandhinagar corridor
- Engage in any activity that disrupts, damages, or overloads the platform
16. IP
Intellectual Property
All content on BILDIOO — including the brand name, logo, platform design, and software — is the property of BILDIOO Private Limited and protected under Indian intellectual property law. You may not copy, reproduce, or distribute any BILDIOO content without prior written consent.
Contractors grant BILDIOO a non-exclusive licence to display their profile, photographs, and project descriptions on the platform for the purpose of connecting them with homeowners.
17. DISCLAIMERS
Disclaimers
The BILDIOO platform is provided "as is." To the maximum extent permitted by Indian law, we make no warranties that:
- Any contractor found through BILDIOO will deliver a satisfactory build
- Bids received will be accurate, complete, or final — construction costs can and do change
- The platform will be available without interruption at all times
- Contractor profile information is always current — contractors are responsible for keeping their profiles updated
- Advice given during a free site visit constitutes professional advice of any kind
Material costs change. Timelines shift. Scope evolves. BILDIOO helps you find a verified contractor - what happens on site is between you and that contractor. Protect yourself with a clear written agreement before any work begins.
18. LIABILITY
Limitation of Liability
To the maximum extent permitted by law, BILDIOO, its founders, directors, and employees shall not be liable for:
- Any loss, damage, or dispute arising from construction work by a contractor connected through BILDIOO
- Any payment dispute between a homeowner and a contractor
- Any defect, delay, or cost overrun in a construction project
- Any damage arising from reliance on information provided through the platform or a site visit
- Loss of data, business, or revenue from platform downtime
Where liability cannot be excluded by law, BILDIOO's total liability to any user shall not exceed the fees paid by that user to BILDIOO in the 12 months before the claim. Since the platform is free for homeowners, BILDIOO's liability to homeowners is limited to Rs. 10,000.
19. INDEMNITY
Indemnification
You agree to indemnify and hold harmless BILDIOO and its representatives from any claims, damages, losses, or legal costs arising from your breach of these Terms, false or misleading information you provided, your violation of any applicable Indian law, any dispute between you and another user, or any construction activity at your project site.
20. TERMINATION
Termination & Suspension
BILDIOO may suspend or terminate any account if a user violates these Terms, provides false information, poses a risk to platform integrity, or if a contractor fails to pay the commission owed.
Users may close their account at any time by writing to bildioo.official@gmail.com, subject to settlement of any outstanding obligations. Closing an account does not affect any direct contract already in place between a homeowner and a contractor.
21. LAW
Governing Law & Disputes
These Terms are governed by the laws of India. The courts of Ahmedabad, Gujarat have exclusive jurisdiction over any dispute arising from these Terms or your use of BILDIOO.
DISPUTE RESOLUTION
- Direct resolution — Contact bildioo.official@gmail.com. We aim to respond within 5 working days.
- Mediation — If direct resolution fails, both parties agree to attempt mediation in Ahmedabad before escalating.
- Arbitration — If mediation fails, disputes go to arbitration under the Arbitration and Conciliation Act 1996 with seat in Ahmedabad.
BILDIOO may update these Terms at any time with 14 days notice to registered users. Continued use after that date constitutes acceptance.
22. GENERAL
General Provisions
- Independent parties — Nothing in these Terms creates employment, agency, or partnership between BILDIOO and any user. Contractors are independent businesses.
- Severability — If any clause is found invalid, the remaining clauses continue in full force.
- Entire agreement — These Terms and the Privacy Policy constitute the full agreement between you and BILDIOO.
- Electronic contracts — Your use of and acceptance of these Terms constitutes a valid electronic agreement under Section 10A of the Information Technology Act 2000.
